Land parcels in AMK & Kembangan earmarked as residential use

As the Urban Redevelopment Authority plans to rezone these land parcels for residential use, more homes will be built in Ang Mo Kio.

A plot on Ang Mo Kio Avenue 2 will be rezoned for residential use with a gross ratio of 3.5.

The former Kebun Baru primary school currently occupies the 18,203.6-square-metre land. URA announced on Friday (19 Jan) that the site was slated to be used for “future residential developments with high density”.

The Ang Mo Kio location is close to the CHIJ St Nicholas Girls’ School. Mayflower MRT Station is also a short distance away.

Analysts estimate that the site could produce between 600 and 725 condominium units if it were set aside as private housing.

AMO Residence is developing Ang Mo Kio Avenue 1, the last Government Land Sales Site sold in the area.

After the successful launch of AMO Residence, in July 2022. The launch was 98 percent sold on the day of launch at a price of $2.110 per square feet. Most expect strong interest in this area from homebuyers.

If the site were to be used for public housing it would probably fall under the Plus category due to its proximity the MRT.

Upcoming new launch: The Chuan Park condo

Central Weave at AMK, the last Build-to-Order project in Ang Mo Kio, was completed in August 2022. The 896 BTO apartments received 12,620 applications – a 14-fold increase in demand.

URA announced earlier this month plans to increase the plot ratio for land parcels on Jalan Kembangan, from 2.5 to 3.

URA stated that the proposed amendments would facilitate a future residential development which will include a new neighborhood park, as well as commercial, recreational and leisure amenities.

If the site is used for the construction of HDB flats (Housing and Development Board), they may fall under the Plus Category due to its proximity to the Kembangan station MRT. Over 400 flats could be built there.

It is likely that it will be sold as Plus BTO apartments to offer a variety of housing options, since there are few public housing units in the Kembangan region.

There is a pent-up need for public housing in Lengkong Tiga, as the nearby HDB flats were built in late 1980s.

The HDB BTO launch of Chai Chee Green in December 2023 is a good indicator for the price ranges to be expected. The price of five-room flats in Chai Chee green ranged from S$569,000 to S$725,000.
